Terms of Service

These Terms of Service (“Terms”) govern your use of Investaar (the “Service”). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

1. The service

Investaar provides tools to analyze rental and investment properties, including calculators, deal analysis, market and property data lookups, AI-generated summaries, and report generation. The Service is provided for informational purposes and is subject to our Disclaimer.

2. Eligibility and accounts

You must be at least 18 years old to use the Service. You are responsible for your account credentials and for all activity under your account. Authentication is handled by our provider (Clerk); keep your login secure.

3. Subscriptions, trials, and billing

Certain features require a paid subscription. Paid plans may include a free trial; if you do not cancel before the trial ends, your payment method will be charged for the subscription. Billing is processed by our payment provider (Stripe, via Clerk). You can cancel at any time from your account; cancellation stops future charges but does not refund amounts already billed, except where required by law. Prices and plan features may change with notice.

4. Acceptable use

You agree not to:

• use the Service for any unlawful purpose or in violation of any law;
• scrape, resell, or redistribute data obtained through the Service;
• reverse engineer, disrupt, or attempt to gain unauthorized access to the Service;
• abuse, overload, or circumvent rate limits or access controls.

5. Intellectual property

Investaar, including its software, design, and content, is owned by us and protected by law. You retain ownership of the property inputs and data you enter. You grant us a limited license to process that data to provide the Service.

6. Third-party data and no warranties

The Service relies on third-party data sources and is provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, or non-infringement. See the Disclaimer.

7. Limitation of liability

To the maximum extent permitted by law, Investaar and its operators will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or investment losses, arising from your use of the Service. Our total liability for any claim will not exceed the amount you paid us in the twelve months before the claim.

8. Termination

You may stop using the Service at any time. We may suspend or terminate access for violation of these Terms or to protect the Service.

9. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
